About Caliber Living 


Caliber Living is an Atlanta based property management company specializing in student housing and conventional apartment communities. We operate throughout the southeast with experience in many other markets throughout the nation.


It is our belief and experience that by providing better housing and atmosphere, the lives of our residents are both fulfilled and enriched. We accomplish this through focus on the physical and social experiences of our residents.  These experiences combined with community involvement result in a greater you! 


Culture is important to us. All companies have culture, but we wouldn't want to work in the poor conditions of most companies. We, therefore, guard to keep our identity and to protect our team members. To help define us, we subscribe to the following list of core values and principles.

We communicate often and freely with those that are stakeholders. We believe open lines of communication are an integral part of our business and allow us to operate cohesively. We effectively use the appropriate methods of communication based on the situation and the expectation of the audience.
















Our business is built around relationships. We take the time to listen and to become familiar with the needs and goals of our clients; accordingly, we tailor our services to our clients' requirements. Cookie cutter approaches allow for greater efficiencies for management companies, but by forcing clients to accept those parameters, those companies are often deaf to the needs of their clients. We won't do that. 


Our primary business is the property management of multifamily communities with an emphasis on the student and conventional housing sectors. We handle the marketing, leasing, accounting, maintenance, human resources, and other aspects of successfully operating the property. 


Other key services we are able to provide include asset management and development consultation. Our team has successfully developed numerous projects on-time and under budget. When we perform asset management, we do so through the prism of the owner by directing property management operations, guarding cash flow, analyzing escrows, guiding distribution, and other tasks necessary for real estate investments.
